Rent adjustment 2022

SGS Studentbostäder and the Tenants' Association Region Western Sweden have reached an agreement on rent adjustment for 2022.

The agreement means that housing rents for 2022 will be increased retroactively by 1.9% from January 1.

We are well aware that rents are a heavy expense in students' finances, but due to increased consumption fees for water and sewage, electricity, district heating, waste management, we need to adjust the rents.
According to the Rent Act, property owners must have a negotiation procedure with a counterparty and for SGS Studentbostäder's part is this The Tenants' Association Region Western Sweden. The reason why we adjust rents retroactively is because the negotiations between the parties dragged on, even though we followed the current negotiation model. The model involves local negotiations, but if the parties do not agree, the negotiation is taken over by central representatives of each party. We started the negotiations on time in November 2021 with a focus on being ready by January 2022 in order to avoid charging retroactive rent. As we could not agree on a local level, the matter went on to central negotiations and a decision was announced to SGS Studentbostäder on 13 May.

The homes that we block rent from other property owners on Dr Lindhs Gata, Ekbacka, Brahegatan, Kustgatan, Gårda Fabriker, Kastanjebacken, Lisa Sass gata (Selma), Nya Varvet and Smörkärnegatan get a corresponding increase in housing rents.

The retroactive rent is charged on the July rental notice for all SGS homes. You can see your rental notice on My pages from June 16.

The rent adjustments for the other 1000 homes that we rent from other property owners were completed earlier and have already been implemented.

SGS Studentbostäder is not satisfied with the protracted process. For next year, the parties have worked out a new process where one of the main purposes is to shorten the negotiation time.
